What the terms mean
- IT_kW — average power drawn by the GPUs themselves (after utilisation and idle floor). Not the whole house.
- PUE — Power Usage Effectiveness. Multiplier for cooling, pumps, fans and house overhead. Facility kW = IT_kW × PUE (e.g. 1.35 ≈ 35% overhead).
- Facility load — what the grid/solar must supply: IT_kW × PUE. Used for the electricity cost line.
- Heat offset — money saved on heating when waste heat is captured in heating season. Not a third revenue line.
- Utilisation — fraction of GPU-hours sold. Drives both compute revenue and (partly) power draw.
- Upfront capex — cash out at day 0: GPUs + infra + property down payment (not the full mortgage).
- NPV — present value of monthly net cash over 5 years, discounted at 12%/yr, minus upfront capex.
Napkin numbers: illustrative only. Heat offset applies in heating months for the selected market. Does not model GPU refresh, vacancy shocks, or utilisation decay. France is the pilot; DE/UK are roadmap signals.
